Three prominent homebuilders purchased 164 homesites in Palm Beach Gardens' master-planned Avenir community for a combined $107.4 million. The transactions occurred within the planned Orchid Isles development, with per-site prices averaging between $650,000 and $669,000.
Three major homebuilders have acquired 164 homesites in Palm Beach Gardens for a combined $107.4 million, signaling continued confidence in South Florida's residential development market despite recent price adjustments.
The transactions all took place within Orchid Isles, a single-family community development located inside the master-planned Avenir community. GL Homes, led by Misha Ezratti, purchased 42 sites for $28.1 million, representing an average cost of $669,000 per homesite according to property records.
PulteGroup's DiVosta Homes made the largest acquisition, paying $40.3 million for 62 homesites within the same development. Meanwhile, a California-based Hearthstone affiliate secured 60 sites for $39 million, equating to $650,000 per homesite.
The deals demonstrate strong institutional appetite for Palm Beach County residential development opportunities, even as the broader housing market experiences price volatility. Kenco, the seller in these transactions, successfully monetized its homesite inventory at premium pricing levels.
Avenir represents one of South Florida's most ambitious master-planned communities, offering a mix of residential, commercial and recreational amenities. The community's strategic location in Palm Beach Gardens positions it within one of the region's most desirable suburban markets.
GL Homes has established itself as a dominant force in South Florida homebuilding, particularly in planned community developments. The company's willingness to pay premium prices for Orchid Isles sites reflects confidence in the submarket's long-term prospects.
PulteGroup operates as one of the nation's largest homebuilders, with DiVosta Homes serving as its primary South Florida brand. The company's substantial investment in Avenir homesites aligns with its strategy of targeting high-growth metropolitan markets.
The participation of California-based Hearthstone highlights the national interest in South Florida development opportunities. Out-of-state builders continue viewing the region as an attractive expansion market despite increased competition and regulatory complexities.
These homesite acquisitions position all three builders to capitalize on sustained population growth in Palm Beach County. The area continues attracting residents from higher-tax states, creating consistent demand for new housing inventory.
The pricing achieved in these transactions, averaging over $650,000 per homesite, reflects the premium nature of the Avenir location and the quality of the planned infrastructure. Such pricing levels indicate builders expect to deliver homes at corresponding luxury price points.
Construction timelines for the Orchid Isles development will depend on permitting processes and market conditions. However, the substantial capital commitments from these established builders suggest active development plans are already underway.
