Fouquet's Launches $1.8M Condo Sales in Design District
The French hospitality brand begins selling 143 luxury condominiums in a new 25-story tower designed by Pritzker Prize winner David Chipperfield. The project marks Fouquet's first Miami venture, bringing hotel-style services to Design District residents.
Sales have officially commenced for Miami Design Residences by Fouquet's, a 143-unit luxury condominium tower where prices begin at $1.8 million per unit. The 25-story building represents the French hospitality brand's inaugural Miami project and second United States location following its 2022 New York debut.
The development team includes Craig Robins' Dacra, Nadim Ashi's Fort Lauderdale-based Fort Partners, New York private equity firm Raycliff Capital under Bippy Siegal's leadership, and Qatar's Constellation Hotels Holding. Together, these partners form Miami Design District Associates, the entity spearheading the venture at 39 Northeast 39th Street.
Pritzker Prize-winning British architect David Chipperfield designed the tower alongside Cube 3, with French architecture firm RDAI handling interior concepts. The project represents Chipperfield's sole active Florida development, adding architectural prestige to the Design District's evolving skyline.
Corcoran Sunshine Marketing Group leads the sales and marketing efforts for the residences, which range from one-bedroom to four-bedroom configurations. The building will feature over 40,000 square feet of amenities, including a rooftop pool and golf simulator to serve residents.
Fouquet's, operating under the century-old French entertainment company Barrière, will provide comprehensive management services for the condominiums. These hotel-style offerings include housekeeping and chauffeur services, bringing hospitality-grade amenities to residential ownership. The brand will simultaneously manage the adjacent 12-story, 85-key hotel with 20 additional hotel residences, creating an integrated hospitality and residential complex.
The project's dining component features five restaurant concepts under Fouquet's direction, expanding the Design District's culinary landscape. Miami's design review board approved the development in January, with board members expressing enthusiasm for the architectural vision.
The Miami Design District continues its transformation from primarily luxury retail destination to mixed-use neighborhood incorporating residential components. Miami Design District Associates, which developed the broader district through partnerships with L Catterton Real Estate and Brookfield, demonstrates this evolution through multiple residential projects.
The same development group collaborates with Hunter Pasteur and The Forbes Company on Cassi, a separate 20-story apartment building containing 107 units located at 91-93 Northeast 36th Street. This additional project reinforces the area's residential expansion beyond its established luxury retail foundation.
The Design District's residential growth reflects broader Miami real estate trends, where developers increasingly blend hospitality services with luxury residential living. Fouquet's entry into Miami's market brings European hospitality standards to South Florida's competitive luxury housing sector.
