WeatherTech Billionaire Nets $105M in Manalapan Land Sale
David MacNeil sold a 3.6-acre oceanfront assemblage for $105 million, setting a new land sale record for the Palm Beach County enclave. The transaction reflects Manalapan's growing appeal among ultra-wealthy buyers seeking larger estates.
WeatherTech founder David MacNeil has closed a $105 million sale of oceanfront property in Manalapan, establishing a new benchmark for land transactions in the exclusive Palm Beach County community.
The 3.6-acre assemblage at 1120 South Ocean Boulevard was purchased by HSH-Sunshine Revocable Trust, with the buyer's identity remaining confidential. Margit Brandt of Premier Estate Properties handled the listing, while Lawrence Moens of Lawrence A. Moens Associates represented the purchasing party.
MacNeil originally acquired the oceanfront parcels through two separate transactions totaling $94 million in 2024 and 2025, generating an 11.7 percent return on his investment. The combined lots provide 342 feet of direct ocean frontage, a premium feature that commanded the record-breaking price.
The transaction underscores Manalapan's evolution from a quieter alternative to Palm Beach into a destination for ultra-high-net-worth individuals. The community's appeal stems from its larger estate opportunities that offer both Atlantic Ocean access and Intracoastal Waterway proximity, features rarely available together in neighboring Palm Beach.
While the land sale sets a new record for Manalapan property transactions, it falls below the community's overall price benchmark. Oracle co-founder Larry Ellison established that mark in 2022 with his $173 million purchase of a 16-acre ocean-to-lake estate.
MacNeil has maintained an active presence in South Florida's luxury real estate market throughout the current selling season. Earlier this week, he completed a $34 million sale of a waterfront mansion in Fort Lauderdale. In February, he expanded his Manalapan holdings by purchasing an ocean-to-lake estate at 1940 South Ocean Boulevard for $68.3 million.
The automotive accessories entrepreneur launched WeatherTech in 1989 and has built the company into a major manufacturer of vehicle floor mats and protective accessories. Forbes estimates his net worth at $4 billion, supported by both his business ventures and a car collection valued at $400 million.
Beyond his business interests, MacNeil has been active in political circles as a Republican donor, contributing at least $3 million to President Donald Trump since 2016. Trump recently selected MacNeil to chair the Federal Trade Commission, though the appointment awaits Senate confirmation.
The Manalapan sale reflects broader trends in South Florida's luxury real estate sector, where international buyers and domestic relocations continue driving demand for premium oceanfront properties. The region's appeal combines favorable tax policies with year-round climate and proximity to major financial centers.
