Doral Approves Ritz Sky Mansions on Industrial Site
The City of Doral approved an eight-story, 69-unit luxury condominium project for a 5-acre industrial site at 3285 NW 107th Ave. The development will include office space, structured parking, and enhanced public amenities.
The City of Doral has approved construction of an eight-story luxury condominium building on a designated industrial site, marking a significant shift in the area's development trajectory. The Ritz Sky Mansions project received approval from the city council in a 3-2 vote during a March 11 meeting.
The 69-unit development will occupy approximately 5 acres at 3285 NW 107th Ave., utilizing space currently serving as a parking lot between the existing Aloft Hotel and Element Hotel properties. Developer Eurocon plans to incorporate 5,000 square feet of office space alongside the residential units.
William Riley, representing the development team, emphasized the site's unique position within the industrial district. The property has never operated for industrial purposes and functions as an independent parcel surrounded by industrial designations, according to his presentation to the council.
Traffic impact analysis conducted for the project indicates minimal disruption to existing transportation patterns. The study projects the development will generate only 28 morning peak-hour vehicle trips and 40 evening peak-hour trips, figures that fall well below municipal density requirements.
The project allocates 44% of the site to landscaped open space, exceeding minimum municipal requirements. This dedication to green space addresses environmental considerations including stormwater management while enhancing visual appeal for residents and the broader community.
Structured parking will accommodate approximately 450 vehicles across the ground floor, serving both the new residential units and the existing hotel properties. The design incorporates defined pedestrian pathways, seating areas, and bicycle storage facilities to promote walkability throughout the complex.
Public realm enhancements represent a key component of the development strategy. Plans include civic spaces, public art installations, and upgraded landscaping designed to encourage community engagement and support broader placemaking initiatives within Doral's evolving urban fabric.
