A mystery buyer operating through a Delaware entity has completed the acquisition of two adjacent oceanfront properties in Manalapan, bringing their total investment to $62.6 million for a premium 2.6-acre assemblage along South Ocean Boulevard.
The latest transaction saw Rebecca and Tonio Arcaini sell their estate at 1280 South Ocean Boulevard for $35.1 million to Pitchoune Life, the same Delaware entity that purchased the neighboring lot for $27.5 million in January. Gary Pohrer handled the listing for both properties, while Marine Rollins of Miami Global Realty represented the buyer in both deals.
The Arcaini property features a substantial 15,900-square-foot mansion constructed in 2007 on a 1.3-acre ocean-to-lake parcel. The residence includes eight bedrooms, 13 full bathrooms, four powder rooms, and a separate two-bedroom guest house. Premium amenities encompass a private theater, wine cellar, pub, and comprehensive wellness center equipped with a gymnasium, sauna, and massage facilities.
Tonio Arcaini, an Italian-born businessman who established the German food additive company TA-XAN AG, initially acquired the property through a trust in 2003 for $5.9 million. The couple had listed their estate for $56 million in May of the previous year before reducing the asking price multiple times prior to the final sale.
Marine Rollins, who facilitated both transactions for the anonymous buyer, recently gained attention in luxury real estate circles when she and her husband, cosmetic surgeon Dr. Aaron Rollins, sold their Indian Creek Island mansion to Meta CEO Mark Zuckerberg and his wife Priscilla Chan for $170 million.
Manalapan's luxury market has experienced significant activity during the current winter and spring selling season. Frank and Dolores Mennella recently purchased a 1.5-acre ocean-to-lake estate for $51.7 million, following their record-setting $48 million acquisition in Jupiter's exclusive Bear's Club community. Additionally, optometrist billionaire Dr. Herbert Wertheim completed a $65 million purchase of a 28,000-square-foot oceanfront mansion in December.
The robust demand for large waterfront properties reflects broader trends in South Florida's premium real estate sector, where buyers continue demonstrating strong appetite for substantial oceanfront holdings. The anonymous buyer's strategic assembly of adjacent properties positions them with significant ocean-to-lake frontage in one of the region's most exclusive enclaves.
